The Fleet Title Experience

 

As a part of a real estate closing, we review and clear title to the property by having one of our settlement attorneys review the title report and ensure that any title issues are cleared prior to closing. In addition to reviewing and clearing title, Fleet Title will also issue title insurance policies at settlement to the lender and the borrower, if requested.

Sometimes during a real estate closing, Fleet Title may need to escrow, or hold back, funds to satisfy certain liens or encumbrances on the property. As a part of our settlement services, Fleet Title will prepare a settlement statement detailing purchaser’s and the seller’s finances in the transaction and withhold any funds in an escrow account until settlement, and then will disburse funds from the escrow account after settlement and recordation of the deed.

The day of closing is often an exciting day for both the purchaser and the seller. As part of our services, we arrange a time and place for the real estate closing to occur. Fleet Title prepares the closing documents to review, approve, and sign, while one of our employees or attorneys explains each document during the closing settlement process. After the closing takes place, Fleet Title records the deed and mortgage with the clerk of court in the county where the property sits, and disburses the funds as designated on the real estate settlement statement.

Fee Structure

 

The services rendered by a title company for the title insurance premiums are created by the state of Florida. As such, all title companies must issue title policies for the same price, which is based upon the purchase price of the property.

Accordingly, Fleet Title charges the same title policy premium as every other title company.
